管理費(KANRIHI)- Management Fee -

The management fee is divided among all owners, and used for maintaining and managing common areas. Management fee rates depend on the size of the condominium unit, number of floors in the building, facilities, management structure, and other elements.

修繕積立金(SHUZENTSUMITATEKIN)- Repair Reserve Fund -

This fund sets aside money to offset future repairs. Condominium residents (unit owners) contribute a fixed amount each month. The repair reserve fund is managed by the homeowners' association.

手付金(TETSUKEKIN)- Earnest Money -

Earnest money is a deposit paid by the buyer to the seller at the time an agreement is drafted for purchase of a condominium. It is a sign of good faith that an agreement has been entered into and serves as security in case the agreement is terminated.

If no earnest money is deposited when a buyer intends to purchase a condominium, the Contracts will likely be invalid.

手付金を支払った後の解約について- Agreement Cancellation After Payment of Earnest Money -

If the buyer cancels the purchase agreement for personal reasons after deposit of the earnest money, then the buyer forfeits that amount.

The purchase agreement shall be concluded in Japanese with a version translated into English. ※Interpretation of the agreement shall be in accordance with the original Japanese.
